Keys: The condo will be left open with the keys inside. No check in required. Arrival anytime after 4:00pm

Upon Arrival please bring any shortcomings to our attention and we will make all reasonable efforts to address them. We strive to make your stay a pleasant one and we do want you to be satisfied. We will take all reasonable steps to insure that the standard of cleanliness, appliances and linens etc. meet your expectations.

Your suggestions for improvement are most welcome.

Cancellations must be made in writing at least 91 days prior to arrival.

No refunds for cancellations within 90 days of arrival date. No refunds under any circumstances for early departure. Lewd and obnoxious behavior, abuse of our rental policy, our pets policy, our occupancy policy, or drug use may result in termination of rental without refund of monies paid or held in deposit.

A refundable Good Faith Deposit is required to cover possible loss or damage to property and to hold your reservation and will be refunded after inspection of the premises and our receipt of the telephone and electricity account from the service providers.

No refunds of this deposit will be made for cancellations made within 90 days of arrival.

Guest(s) agree to be responsible for any damage, theft and misuse, of condominium property. Any defects in the premises should be noted and reported at the time of arrival. We will endeavor to rectify, repair or replace in a timely manner, as may be applicable.

Separate beach towels are provided for pool and beach use.

Stereo equipment and other household items may not be removed from the premises or taken to the beach.

Wi Fi Internet is provided free of charge as a courtesy to our guests. An access number needs to be obtained before your equipment will work. We are not liable for any down time of the system, consequential losses you may incur nor do we make any guarantees as to the reliability or compatibility of our system. If you have Multiple Unit Rentals All utensils, glasses, dinnerware and appliances must remain with the condominium where they belong and should not be mixed up with those of other units.

Smoking is not permitted inside the condominium for the comfort of all our guests. Please treat all plumbing, furniture and appliances with care and use for the purposes with which it was intended. We want to welcome you back. We will make every reasonable effort to make your stay a comfortable one - a true home away from home.

Boats are permitted by prior arrangement. There is a fee per each boat. A public boat ramp is located on Gulf Blvd at 100th Ave just 3 blocks South of Whispers.

Dogs are permitted by prior arrangement.

Dog Policy If you wish to bring a dog we need to know in advance the size and breed. There is a fee for each dog.

Your attention is requested to note the following very important information:

• Dogs may not be left unattended in the condominium unless they are crated. Notwithstanding this, dogs may not be left longer than 3 hours unattended and food and water must be available to the dog in its crate.
• Dogs are NOT allowed on beds or furniture. If your dog is used to being on the furniture please bring your own sheets to cover 2 couches and 2 chairs and a queen bed.
• Our bedding, towels, cushions, pillows, dishes, pots and pans, and other household items are strictly for human use. No item supplied by us in the condominium may be used for their bedding, water or food or clean up or for any other purpose related to your dog. You must provide all bedding, dishes and materials needed for your pet.
• Notwithstanding this, chairs, beds and sofas must be covered with a sheet to protect them.

Owners must pick up immediately after their dog. Owners must supply their own cleaning supplies, doggie bags, pet supplies and dog dishes. Some cleaning supplies may be available and are in the laundry room but we do not make a rule of supplying them. If not available you can get your own at the local Walgreens Drug Store or at the Supermarket one block away.

• Dogs out doors must be on a leash at all times.
• No dogs are permitted in the swimming pool area or in the pool itself.
• Across the road is a public park to walk your dog and for them to do their business. City Ordinance requires you to pick up after your dog.

Our gardens and grounds are not the place for your dog to do its business.

• Fort De Soto has a dog beach among its many beaches. It is 7 miles from Whispers. Fort De Soto is rated the top beach in the USA. In 2005 it was rated # 1.
• Dogs must be friendly, quiet and well behaved.
• Dogs found to be a nuisance, non-house trained, that jump on furniture, or that are left unattended in terms of our stated policy above, will be asked to leave.
• Your dog depends on you for all its needs. Please take good care of it and be considerate of its needs at all times.
• Do not ruin it for others. Please be mindful and attentive to our few simple rules.

Theme Parks have dog sitting facilities. Do not leave your dog in the condominium. Take them with you to the theme park and put them in the kennel for the day. They will be walked and fed and taken good care of while you have fun.

Respect for the privacy of other guests is requested. Please do not create undue noise or disturbance especially at night.

Maximum Occupancy is 6 persons in a two-bedroom unit and four in a one-bedroom unit. The 3 bedroom house is 8 persons. Violations may result in termination of rental.

Check in is after 4:00 pm on day of arrival and check out is at 10:00 am.

Electrical Utilities are included up to $50.00 per month on monthly renters. Additional use is at renter's expense.

Air-conditioning should be set no lower than about 76 degrees when you are in the unit. When you are out or when you depart it should be turned off. Close all windows when using A/C or Heating.

Telephone Calls to the local 727 area code are free. All other calls, plus directory assistance and all premium services are at guest's expense.

Doctors Calls There is 24 hours a day medical doctors service directly to your condominium.

• This information is provided strictly as a service and convenience to our guests in the event that they may require medical attention. We do not make any claims or representations as to the suitability or efficacy of this service, the medical practitioners or the medical institutions with whom they work.
• We accept no liability or responsibility should you choose to use this medical service and we receive no compensation from anyone for listing their service number herewith.

Exit Cleaning Fee is levied on all rentals. Pet owners may pay an additional pet fee.

State Tax is mandatory on stays of less than 180 days. In the event that the tax rate changes, or if government imposes any form of levy or surcharge, this will be added to the rent due

Access to the premises at all reasonable hours shall not be denied to owner or management. Emergency repairs may require access and be effected anytime.

Trash should not be left outside the condominium at any time - or be left in the premises upon departure.

Put all trash IN the trash dumpster located in the parking lot outside the property to the right of the front gate in the stockade near the Whispers road sign. Boxes and cartons must be flattened before disposal.

BBQ grills must be cleaned and the ash disposed of in the waste dumpster. New fire codes have compellled us to phase out individual grills and to have a communal grill by the pool area as far from the buildings as possible. Please leave it clean and ready for the next guest to use. Thank you

Laundry facilities are available on the property and are coin operated. A change machine is across the road by the car wash. The Executive house has its own facilities.

Parking Kindly be respectful of each other's Designated Parking space.

• Every condominium unit has one assigned Reserved Parking space that is numbered from 1 to 7 according to your condo number
• The House has the one space directly in front of the Pink Flamingo Mailbox - It has no number - it is simply marked "Reserved".

Parking Space Number 8 is for boat trailers. If no trailer is using it then it may be used for a second parking spot for the house by prior arrangement.

Limited Parking is permitted in front of the dumpster on condition that there is no vehicle there on Tuesday and Friday mornings between the hours of 6am - 8am due to trash pickup. If Tuesday or Friday falls on a Public Holiday, then trash is collected the following day.

If trash cannot be picked up due to a vehicle being parked there then a $25.00 fee will be paid to the city on your behalf for a special trash pickup. Additional Parking may be found in the streets nearby, and at the Community Center and shops.

Holding Harmless Guests undertake to hold the renter and his agents and owners completely harmless for any and all accidents, loss, or damage to person or property, howsoever arising, whether by Act of God, negligence, accident, misrepresentation, implication, or any other cause whatsoever and howsoever such cause arises. The property is rented as is. No warranty or claims are expressed or implied as to the buildings, its grounds, equipment, and to the property overall in terms of its suitability, reliability, functionality, use, purpose, safety, or performance, or otherwise and in any manner or form whatsoever. Rand &London and its agents and owners are not responsible for any consequential damages, loss or injuries howsoever they may arise, from the rental and/ or the use of the property, grounds, buildings and equipment on which the rental unit is located, nor for the satisfactory performance of any part of the building, equipment or the grounds upon which it stands. We will make all reasonable efforts to remedy any defects, repairs and deficiencies. If we are unable to do so, a coupon for your stay or the the unused portion of your stay may, at our discretion, be issued for future use.

Pool Usage is strictly at renters risk. No lifeguard is present. Children under 14 should be under adult supervision at all times. Use of the dock and swimming in the sea is at the individuals risk at all times. Life jackets are recommended at all times in the sea off the dock. Guests mush shower before using the pool. Guests may not wash or shampoo themselves in the pool.

Reserved Rights The renter reserves the right to change the rental terms at its sole discretion with due notification to tenants and such modifications as may possibly be made from time to time shall be binding on all previous, existing, pending and outstanding rentals. Copies of updated terms of rental are available upon written request. The renter reserves the right to change or cancel the assigned condominium if a change of circumstances should warrant it. Guests will be assigned a similar or better condo of equal or greater value, or refunded the difference if a lesser accommodation based on the published rental rates of that unit.

Bedding You will be sleeping on Genuine Down Feather Beds, European style.

These are expensive upgrades are for your comfort and delight. We must ask for your kind consideration in caring and protecting them. There is a cotton liner and then a plastic liner between the under sheet and the Down Bedding to prevent damage or soiling.Please do not remove either liner or the plastic mattress covers. They are there for your protection. Non Down bedding is available upon request.

Upon departure Please remove all trash from the premises. Clean all dishes and cooking utensils and pack them away in the cupboards. The condominium must be left in a clean condition and all dirt, food and sand must be cleaned from under the living room furniture, the sofa cushions and beds.

Please clean solid food off the cooking and eating utensils and wash thoroughly.

Please turn off air-conditioning whenever you leave the premises and upon final departure.

• Keep doors and windows shut at all times when using air-conditioning or heating.
• Please lock the condominium and return the keys to us upon departure or leave them on the counter in the kitchen.
• It would greatly help us if you would advise us beforehand if you will be vacating the premises earlier than the 10:00 am standard departure time. Thank you.

Coverage benefits include Trip Cancellation or Interruption, Bankruptcy of Supplier or Carrier, Trip Delays and Missed Connections, Accident, Sickness, Medical, Evacuation and Repatriation, Lost Baggage and Baggage Delay, Weather, AD&D, Travel Assistance Services. Enrollment can be with Travelex or through us with a Credit Card. We understand that travel arrangements can change unexpectedly. Even the best travel plans may risk delay or cancellation especially those related to the health of you or your travel companion or a family member, or from weather, strikes, layoffs, accidents, equipment failure, demise of a property, water shutoffs, and various unforeseen "Acts of God", etc. Please protect yourself. Contact us for a free Travel Insurance quote. If you choose not take Travel Insurance you are assuming all the possible travel risks and trip delays yourself. Credit Card Payment Terms, Payment in full is to be made when billed or in extended payments in accordance with the standard policy of Rand and London and their binding Terms and Conditions of trade and rental. By signing herewith and / or by supplying my Credit Card information to Rand and London telephonically, facsimile, Email, or by other electronic media I confirm that I am the authorized signatory and user of the referenced Credit Card. I further authorize Rand and London, to debit the referenced credit card and I agree to be bound by the terms and conditions of Rand and London's Rental Contract and Credit Card Use and Acceptance Policy.

This Credit Card Authorization and the Rental Contract are binding contracts. By signing and / or supplying Rand and London with my credit card information, I agree to the terms and conditions herewith and to the terms and conditions of rental of Rand and London's Rental Contract. Failure to separately sign either document does not ameliorate or cancel the other or invalidate our mutual obligations to each other, or negate either in any way. Additional copies of the Rental Contract will be sent to you upon request. No refunds are made for cancellations within 90 days of arrival date. No refunds are made for early departure or partial stay. Cancellations must be made in writing. I agree to be responsible for payment per this authorization herewith for any additional nights that I may extend my stay beyond the original contracted period and I hereby authorize such additional period beyond that originally contracted to be charged to this card. If I choose to move to another unit I agree to any upgrade fees or cleaning fees such move may require to be charged to this card. Travel Insurance is recommended as we are not liable for late cancellations, Acts of God, or no shows.

Wherever applicable, if Rand and London makes any third party bookings or purchases for me on my behalf and at my request with other merchants and service providers that incur any fines, charges, loss, damages, injury, death, or that incur non-refunds or penalties for cancellation or schedule changes or otherwise as levied by such third parties such as but not limited to, Air Travel bookings, Hotel Reservations, Car, or Water Craft Hire, Cruise or Tour Bookings, Theme Parks Tickets, etc., where booked on my behalf by Rand and London, third party Terms and Conditions of Sale will be binding upon me. Rand and London is not liable for the performance or lack thereof of any third party provider or for any consequential loss or injury howsoever arising therefrom. A $50.00 administration fee is liable on cancellations. A 3.5% bank acceptance fee is applicable on all credit card charges.
