Bermuda Bay Terms and Conditions
Upon Arrival please bring any shortcomings to our attention and we will make all reasonable efforts to address them. We strive to make your stay a pleasant one and we do want you to be satisfied. We will take all reasonable steps to insure that the standard of cleanliness, appliances and linens etc. meet your expectations.
Your suggestions for improvement are most welcome.
Cancellations must be made in writing.
No refunds for cancellations within 90 days of arrival date. No refunds under any circumstances for early departure. Lewd and obnoxious behavior, abuse of our rental policy, our pets policy, our occupancy policy, or drug use may result in termination of rental without refund of monies paid or held in deposit.
A refundable Good Faith Deposit is required to cover possible loss or damage to property and to hold your reservation and will be refunded after inspection of the premises and our receipt of the telephone and electricity account from the service providers. No refunds of this deposit will be made for cancellations made within 90 days of arrival.
Guest(s) agree to be responsible for any damage, theft and misuse, of condominium property. Any defects in the premises should be noted and reported at the time of arrival. We will endeavor to rectify, repair or replace in a timely manner, as may be applicable. Guests agree to be bound by, and abide by the Rules and Regulations of the Bermuda Bay Condominium Association and will be responsible if any fines are levied against the owners as a result of their failure to do so.
Separate beach towels are provided for pool and beach use.
Stereo equipment and other household items may not be removed from the premises or taken to the beach.
In the case of Multiple Unit Rentals All utensils, glasses, dinnerware and appliances must remain in the condominium where they belong and not be mixed up with those of other units
Smoking is not permitted inside the condominium for the comfort of all our guests. Please treat all plumbing, furniture and appliances with care and use for the purposes with which it was intended. We want to welcome you back. We will make every reasonable effort to make your stay a comfortable one - a true home away from home.
Pets are not permitted.
Maximum Occupancy is 6 persons in a two-bedroom unit and four in a one-bedroom unit. Violations may result in termination of rental.
Check in is after 4:00 pm on day of arrival and check out is at 10:00 am.
Electrical Utilities are included up to $50.00 per month for monthly renters. Additional use is at renter's expense.
Air Conditioning should be set to a maximum low of 76 degrees when you are in the unit. Close all windows when using A/C or Heating
Whenever you are out of the unit and when you depart, please set the air-conditioning back up to 85 degrees. Turn off heating.
Telephone Calls to the 727 area code are free. All other calls are at guests expense plus directory assistance and all premium services.

Doctors Calls There is 24 hours a day medical doctors service directly to your condominium.

- This information is provided strictly as a service and convenience to our guests in the event that they may require medical attention. We do not make any claims or representations as to the suitability or efficacy of this service, the medical practitioners or the medical institutions with whom they work.
- We accept no liability or responsibility should you choose to use this medical service and we receive no compensation from anyone for listing their service number herewith.
Exit Cleaning Fee is levied on all rentals
State Tax is applicable on stays of less than 180 days. In the event that the tax rate changes, or if government imposes any form of levy or surcharge, this will be added to the rent due.
Access to the premises at all reasonable hours shall not be denied to owner or management. In the case of an emergency we may require admittance and access to the property which may be effected anytime.This contract is a one month contract. You will have unlimited acccess to the condominium for the dates that you have specifically requested and paid for as described above. Should you wish to extend your stay for a longer rental period, and one that exceeds the above agreed dates, you agree that you will notify us in advance of your desire to stay longer. You agree that any extension of your stay will be strictly subject to our prior approval and at our sole discretion. It may also be subject to the availability of the unit for the time you require it. Failing which, if we do not extend your stay you agree to vacate the premises on the original departure date above.
Trash should not be left outside at any time - or be left in the premises upon departure.
Please put all trash in the trash dumpster located at the front gate as you drive out.
Barbeque grills Should your unit have a grill, please leave the grills clean and the units clean of ash. Do not grill under roofs and awnings, under patios or near building walls for smoke and fire hazard reasons.
Communal BBQ facilities are available on the beach and near the other swimming pool in the park area.
Laundry facilities are available at two locations on the property. A card similar to a credit card will operate the machines and you can fill the card up in $5.00 increments at the front guardhouse anytime.
Cards are left in the condominium in the kitchen for your convenience. A lost card fee of $10.00 applies.
Holding Harmless Guests undertake to hold the renter and his agents and owners completely harmless for any and all accidents, loss, or damage to person or property, howsoever arising, whether by Act of God, negligence, accident, misrepresentation, implication, or any other cause whatsoever and howsoever such cause arises. The property is rented as is. No warranty or claims are expressed or implied as to the buildings, its grounds, equipment, and to the property overall in terms of its suitability, reliability, functionality, use, purpose, safety, or performance, or otherwise and in any manner or form whatsoever. Rand &London and its agents and owners are not responsible for any consequential damages, loss or injuries howsoever they may arise, from the rental and/ or the use of the property, grounds, buildings and equipment on which the rental unit is located, nor for the satisfactory performance of any part of the building, equipment or the grounds upon which it stands. We will make all reasonable efforts to remedy any defects, repairs and deficiencies. If we are unable to do so, a coupon for your stay or the the unused portion of your stay may, at our discretion, be issued for future use.
Pool Usage Please observe the hours of use and the safety rules posted at the swimming pools. There is no lifeguard present. Swimming is at bathers own risk. Children must be under adult supervision at all times. Swimming in the sea is completely at your own risk and discretion.
Reserved Rights The renter reserves the right to change the rental terms at its sole discretion with due notification to tenants and such modifications as may possibly be made from time to time shall be binding on all previous, existing, pending and outstanding rentals. Copies of updated terms of rental are available upon written request. The renter reserves the right to change or cancel the assigned condominium if a change of circumstances should warrant it. Guests will be assigned a similar or better condo of equal or greater value, or refunded the difference if a lesser accommodation based on the published rental rates of that unit
Letting Your Visitors In
- On arrival at the gate there is an Entry Box with a Phone Directory. Your Visitor presses the # key followed by code number of the unit.
- The Resident's phone will ring. Answer phone. Speak to visitor and press 9 on the phone and hold for 2 seconds. Gate will open.

Upon Departure Please remove all trash from the premises. Clean all dishes and cooking utensils and pack a them away in the cupboards. The condominium must be left in a clean condition and all dirt, food and sand must be cleaned from under the living room furniture, the sofa cushions and beds.
Please clean solid food off the cooking and eating utensils and rinse before placing them in the dishwasher.
BBQ grills must be cleaned and the ash disposed of in the waste dumpster.
An additional cleaning fee may be levied if condominiums are left in a particularly dirty condition or if they require extra cleaning due to guests negligence, accident, abuse, or failure to abide by the no smoking, no pets policy.
Please set the Air-conditioning to 85 Degrees at all times whenever you leave the premises and also upon your final departure.
Keep doors and windows shut at all times when using air-conditioning and heating.
It would greatly help our cleaning staff if you would advise us beforehand if you intend to vacate the premises early. Thank you.

Key and Gate Opener Read This. Very Important !!
- Bermuda Bay is a gated community. Your Gate Opener to Bermuda Bay must be picked up and returned to Whispers of Treasure Island per the directions below. The gate opener is a magnetic "card - key" that will open the gate to vehicles. We are issued only one opener plus a spare so it is very important that you return your Gate Opener "Card Key" to us when you leave and in a timely manner for the benefit of the next guest.
- The gate opener "card key" must be returned to Whispers of Treasure Island no later than NOON on the day of your departure for the benefit of incoming guests.
- Failure to do so may result in forfeiture of your security deposit.
Directions To Whispers From Tampa Airport and Orlando:
- Take I-275 South to St. Petersburg and Bradenton.
- Take the Treasure Island Exit that is the 5th Avenue North off - ramp to 34th Street (US-19).
- Continue down 5th Avenue North until you reach a "T" junction and you can go no further.
- This is Park Street. Turn Left (South) and go 5 blocks to Central Avenue. (Stay in right hand lane)
- At Central Avenue go right (West). You will cross the causeway and the bridges that connect the St. Petersburg mainland with Treasure Island. Central Avenue becomes 107th Avenue. You will see a "Pirate" sign welcoming you to Treasure Island. There is a drawbridge and a second bridge after that. As soon as you are on the Island take the first turning to the left. Jaqueline's Beauty Spa is on the left. This is 104th Avenue. Take a left into 104th Avenue and you will see us immediately on the left - # 279 104th Avenue
- Come inside and at the end of the path by the fountain on the left hand side are two red mailboxes on the wall. One is marked "Pass Pick Up" the other is marked "Pass Return". Pick up your pass here. They are accessible 24 hours a day so arrival can be at any time after 4:00 pm

- Turn LEFT onto PINELLAS BAYWAY RD / 35TH AVE / FL-682 E. Continue to follow FL-682 E (Portions toll). 3.7 miles

The condominium key is in a lock box at the front door of your condominium. Inside the lock box are two keys. One key is permanently attached to the lock box. Do not remove this key.
The other key may be removed and put on your key chain.
There is a code number to punch into the lock box to open it and to retrieve the key.
The lockbox number is indicated on the first page of this document below the telephone number of the condominium you are renting. Punch in the numbers, push the OPEN button and retrieve your key. At the end of your stay please return the key to the lock box and insure that it is closed.
DO NOT UNDER ANY CIRCUMSTANCES ATTEMPT TO CHANGE THE CODE OF THE LOCKBOX.
There is a $300.00 charge for replacing the lock box and repairing the damage that will be caused by its forced removal from the door.
Credit Card Payment Terms, Payment in full is to be made when billed or in extended payments in accordance with the standard policy of Rand and London and their binding Terms and Conditions of trade and rental. By signing herewith and / or by supplying my Credit Card information to Rand and London telephonically, facsimile, Email, or by other electronic media I confirm that I am the authorized signatory and user of the referenced Credit Card. I further authorize Rand and London, to debit the referenced credit card and I agree to be bound by the terms and conditions of Rand and London's Rental Contract and Credit Card Use and Acceptance Policy.
This Credit Card Authorization and the Rental Contract are binding contracts. By signing and / or supplying Rand and London with my credit card information, I agree to the terms and conditions herewith and to the terms and conditions of rental of Rand and London's Rental Contract. Failure to separately sign either document does not ameliorate or cancel the other or invalidate our mutual obligations to each other, or negate either in any way. Additional copies of the Rental Contract will be sent to you upon request. No refunds are made for cancellations within 90 days of arrival date. No refunds are made for early departure or partial stay. Cancellations must be made in writing. I agree to be responsible for payment per this authorization herewith for any additional nights that I may extend my stay beyond the original contracted period and I hereby authorize such additional period beyond that originally contracted to be charged to this card. If I choose to move to another unit I agree to any upgrade fees or cleaning fees such move may require to be charged to this card. Travel Insurance is recommended as we are not liable for late cancellations, Acts of God, or no shows.
Wherever applicable, if Rand and London makes any third party bookings or purchases for me on my behalf and at my request with other merchants and service providers that incur any fines, charges, loss, damages, injury, death, or that incur non-refunds or penalties for cancellation or schedule changes or otherwise as levied by such third parties such as but not limited to, Air Travel bookings, Hotel Reservations, Car, or Water Craft Hire, Cruise or Tour Bookings, Theme Parks Tickets, etc., where booked on my behalf by Rand and London, third party Terms and Conditions of Sale will be binding upon me. Rand and London is not liable for the performance or lack thereof of any third party provider or for any consequential loss or injury howsoever arising therefrom. A $50.00 administration fee is liable on cancellations. A 3.5% bank acceptance fee is applicable on all credit card charges
